Need a roommate for my duplex in north Tigard.

First of all, rent is $1895 (947.50 each), trash bill is usually $45 (22.50 each), electrical fluctuates. I get a discount on my internet because it's tied to my phone service, so I just cover that. No need for last month's rent, and security deposit is taken care of. Pam (the landlord) is pretty awesome and accommodating. Your room is 13 1/2 feet x 11 1/2 feet with a 2 foot x 6 1/2 foot closet. There is a heap of space and cupboard space. The garage interior is pictured, but all that junk in there goes away by the time you move in. If you want to park in there, that's fine, but we never bothered using it for that. I have a working dryer, but I'm looking to replace the broken washer. I'm not married to the living room set up, I just put it that way for sound dampening purposes. Same goes for the pictures on the wall. I also want to get a big rug for the same reason. There is a small roofed "backyard" area (not pictured) but the neighbors yard doesn't always smell great, so it can be a tad unpleasant back there. I'm a musician, but everything I play has the option of headphones and my practice space is elsewhere, so you never have to hear me. I don't really drink much. I don't smoke unless I'm camping. I do vape, but if it bothers you, I can stop. Due to long night shifts, I sleep during the day, but I can sleep through just about anything, and I'm perfectly capable of being quiet when I'm awake. I work at Jireh Semiconductor, which is very stable. I marked cleanliness at only 3/5, but realistically I'll probably adapt to whatever your cleanliness standards are. As long as the place maintains a moderate amount of cleanliness and ants are kept to a minimum, I don't care much about a mess from time to time. I don't really ever have guests. I don't really care if you do. I marked no for the Bible study, but I don't oppose the idea. There's plenty of space for it in the living room dining room area. The only reason I haven't tried to start one is just a lack of time. My cat I sort of have against my will. My brother and his wife were gonna get rid of him, but he loves me, and I can't bring myself to abandon a cat that loves me. He chooses to only be annoying to me, so he shouldn't be a problem for you. I keep up with cleaning the litter box so you shouldn't have to smell him either.
